GENERAL CONDITIONS FOR RENT

Definitions

“TENANT”: any person making a booking through our website.

“LANDLORD”: any person offering his/her accommodation for rent through our website

“USER”: any person accessing the website www.RentParis.com

How the Site works

www.RentParis.com is an online accommodation booking and rental tool available 24/7. Any type of accommodation can be put online. The User can carry out one or several searches. The Landlord offers accommodation on the website www.RentParis.com after submitting a Rental Order to the company WELCOMEPARIS SAS  To make a booking online, the User must indicate the dates of their stay and follow the booking procedure.  The User must fill in a form to proceed to the renting of an accommodation.

Renting an apartment

This service allows the user to book an accommodation (apartment or house) for a period of a few days (minimum 3 nights) or several months via the website http://www.RentParis.com.  Through its website, www.RentParis.com, the company, WELCOMEPARIS SAS, connects professional or non-professional landlords of furnished accommodation, licenced by the Paris municipality, to people, tourists or businessmen and women visiting Paris and looking for short or long term furnished tourist accommodation.

Accommodation 

An accommodation is a type of housing, either an apartment or a house, or more generally, any place where one or several people can live. To find details on the accommodation offered, the User should refer only to the site http://www.RentParis.com. All necessary details can be found there: description of the accommodation, photos, available dates and prices.

Booking and Payment  

The User must complete the online booking form on the site http://www.RentParis.com. Booking requests by telephone, fax, email or mail are not accepted.  To confirm the booking, the Tenant must pay the deposit (40%) online and comply with the balance payment and damage deposit conditions required by the owner or by his/her representative. On receiving the keys, the Tenant must complete a form authorising WELCOMEPARIS S.A.S. to charge a sum of 500 Euros to his/her VISA or MASTERCARD or American Express card only in the case of damage. If the Tenant causes material damage during his/her stay, he/she shall be liable to cover the expenses of repairs when presented with an invoice by the Landlord. An inventory shall be carried out at the start and end of the stay in the presence of the Landlord or his/her representative. To confirm the booking, the Tenant must pay a deposit. The amount of the deposit will be confirmed on booking. Tenants, who have confirmed their booking by paying the deposit, must pay the balance to the Landlord or his/her representative, on the day of arrival at the apartment.

Payment methods accepted on the day of arrival in Paris

WELCOMEPARIS S.A.S. does not accept cheques, travellers cheques, cash or neither payment using PayPal. Rent payments may be made by credit card only. Options must be paid for in cash in Euros on the day of arrival when the keys are handed over. The Tenant can connect securely to his/her account on http://www.rentparis.com/en/customer/ using the username and password indicated on the first page of the booking confirmation or on the receipt given to him/her when the keys are handed over. We accept payments by VISA or MASTERCARD via the electronic bank account of the agency WELCOMEPARIS S.A.S. with the bank Caisse d’Epargne d’Ile-de-France, Paris Château d’Eau branch.

Changes to dates of stay and type of accommodation

WELCOMEPARIS S.A.S will make every effort to accommodate requests to change the type of accommodation and changes to dates of stay according to availability. If the total cost of the booking after changes have been made is less than the original booking, WELCOMEPARIS S.A.S. may charge a modification fee.

Early departure

There shall be no refund of any part of the rental price for early departure of the Tenant.

Arrival and departure conditions

If the Tenant wishes to enter the accommodation before midday, this must be arranged on case by case basis on the day of arrival in Paris and is subject to an additional charge of 30€. 

Arrival: between midday and 8pm, no additional charge.  

Arrival: between 8pm and midnight, +85.00 € 

Arrival: after midnight, IMPOSSIBLE

Departure: before midday. 

It is possible to stay later if the accommodation is available with an additional charge of 15€ per extra hour. Should the Tenant wish to remain in the accommodation, he/she must inform the Landlord or WELCOMEPARIS S.A.S, thereof 12 hours before the scheduled departure

Landlord information 

48 hours before arrival, the tenant must inform the Landlord of the arrival time by email at the following address: rentparis@rentparis.com                                     

1 hour before arrival, the Tenant must inform the Landlord of his/her arrival and MUST call/text: +33 (0)6 68 46 68 05 or 06 68 46 68 05 (Telegram, VIBER or SIGNAL)

Cancellation 

If the tenant decides to cancel the booking, the deposit for the booking paid directly to WELCOMEPARIS S.A.S. (via www.RentParis.com), shall not be refunded.

Tenant’s obligations

The Tenant shall:

-Pay the rent,

-Use the accommodation peacefully and for the purpose specified in the rental contract,

-Not carry out any commercial activity,  

-Take care of damages and loss occurring during his/her stay in the accommodation of which he/she has exclusive use, unless he/she can prove they were caused by force majeure, the fault of the Landlord or a third party that he/she did not allow to enter the premises,

-Allow all necessary improvement, maintenance and servicing work to be carried out in the communal parts of the building or even within the rented accommodation,

-Make no changes to rented premises or equipment thereof without the Landlord’s written agreement, if his/her agreement is not sought, the Landlord may, on the Tenant’s departure, require the Tenant to return the premises to their original condition or alternatively retain the changes without the Tenant having any right to request payment therefor,

-In any case, the Landlord has the right to require the Tenant, at his/her own expense, to return the premises to their original condition if the changes made constitute a hazard to the correct functioning of equipment or the security of the rental accommodation,

-Not re-assign the contract or sublet the accommodation

-Respect, where applicable, building regulations and building procedure rules,

-Not smoke in the apartment,

-Not have a pet (pets are prohibited). 

Landlord’s obligations 

The Landlord shall :

-Hand the accommodation over to the Tenant in good condition and state of repair, with all equipment mentioned in the contract functioning correctly,

-Keep the premises in a condition suitable for the purpose stated in the contract and carry out all repairs not the responsibility of the tenant required for the upkeep and maintenance of the leased premised,

-Issue the Tenant a receipt free of charge,

-Ensure the tenant can use the premises peacefully,

-Ensure the premises comply with suitable living and comfort standards.

Recording conversations

WELCOMEPARIS S.A.S wishes to inform Users and Tenants that calls may be recorded for the purpose of improving the quality of our services.

Competent authority

This contract is subject to French law.

Any dispute that may arise in connection with the execution or interpretation of the present contract and the lease will be submitted to the competent court of Paris.

In case of dispute, the French courts have jurisdiction.
